Fort McMurray neighbourhoods
Every neighbourhood here has its own housing stock and its own buyer — and, because of the age of the housing, the 2016 wildfire and the 2020 flood, its own financing quirks. Suites, acreages, manufactured homes, rebuilds and flood-mapped pockets all change which lenders can help and how much they will lend. Here is what I tell clients about each one.
Timberlea
Fort McMurray's largest and youngest neighbourhood — the default choice for families buying their first or second home.
Thickwood
The established neighbourhood on the hill — mature trees, larger lots, and direct access to the Birchwood Trails.
Eagle Ridge
The newer commercial and residential hub on the north side — walkable amenities with modern housing.
Parsons Creek
The newest subdivision at the north end — the closest residential area to the oil sands sites.
Downtown & Lower Townsite
The historic river-valley core — the most central, the most varied, and the area where flood mapping matters.
Abasand
A hillside community above the valley, substantially rebuilt after the 2016 wildfire.
Beacon Hill
A compact hillside neighbourhood at the south entrance to the city, largely rebuilt post-2016.
Gregoire
The southern gateway community — the region’s most affordable entry point, including manufactured-home communities.
Waterways
The small historic riverside community at the mouth of the Clearwater — character housing, and flood history.
Saprae Creek Estates
Acreage living fifteen minutes from town, near the airport.
Anzac
A lakeside hamlet 30 minutes southeast on Gregoire Lake — space, water access and a shorter drive to in-situ sites.
