Buying in Beacon Hill
A compact hillside neighbourhood at the south entrance to the city, largely rebuilt post-2016.
Predominantly post-2016 rebuilds alongside surviving original homes, on a mix of detached and duplex lots.
- Newer homes
- Compact community feel
- Quick highway access
Beacon Hill sits on the hill at the south end of the city, closest to the Highway 63 approach. Like Abasand, it was heavily affected by the 2016 wildfire and has been substantially rebuilt, so a large proportion of the homes are modern construction.
It is a small, self-contained neighbourhood with its own school and park space, and it has the fastest highway access of any residential area for anyone commuting south.
Financing a home in Beacon Hill
Rebuild-heavy areas can have thin comparable sales, which occasionally produces an appraisal below the purchase price. Knowing that going in — and structuring your deposit and financing condition accordingly — avoids a nasty surprise a week before closing.
