Timberlea sits on the north side of the city above the river valley and holds the largest share of Fort McMurray’s population. It grew fastest through the boom years, which means the housing stock skews newer than anywhere else in town — a lot of it built in the 2000s and 2010s, much of it with attached garages, developed basements and legal or non-conforming suites.

It is a genuinely convenient place to live. Schools, the Timberlea Landing and Eagle Ridge commercial areas, recreation, and trail access into Birchwood are all inside the neighbourhood, and the commute north to site is the shortest of any residential area in the city.

For buyers, the practical appeal is that you can still find a full family home here — four bedrooms, garage, yard — at a price that would not buy a starter condo in most Canadian cities. For owners, the deep supply of comparable properties makes appraisals predictable, which matters more than people expect when a lender is deciding how much to lend.
