The Lower Townsite is the original Fort McMurray, sitting in the valley where the Clearwater meets the Athabasca. It holds the civic core, the hospital, the courthouse, Keyano College, the main library and the riverfront, and it is the most central place you can live.

The April 2020 ice-jam flood affected parts of downtown, Waterways and Longboat Landing, and that history now shapes both insurance and financing in specific pockets of the valley.
